Joyce Alarcon joined Holly Real Estate in 2005 as part of our Investment Team, where she was directly involved in the successful sell-out of one of our condo conversion projects. As a member of the Acquisition and Disposition Division, Ms. Alarcon disposed of numerous multifamily buildings in the Little Havana area of Miami to private investor.
Currently, Ms. Alarcon is a Leasing representative leader in the office market. She aggressively develops and implements leasing strategies that include marketing vacant space to brokers and prospective tenants to maximize occupancy. Ms. Alarcon prepares building budgets and assists in leasing plans for assets to be acquired. She also negotiates new leases, renewals and expansions and helps to coordinate tenant improvement allowances and coordinates the completion of these improvements, while keeping the best interests of the landlord in mind.
Joyce continually researches the local real estate markets to see what new construction is going on, what operating expenses are in similar buildings and what the rental rates are in comparable buildings, as well.
She works directly with Property Management to develop leasing and disposition plans for each asset as well as the implementation and execution of such plans to maximize “speed to lease” and/or exit strategies.
Ms. Alarcon on-going assignments are in the following South Florida submarkets: Brickell Avenue, Downtown Miami, Airport West, Coral Gables, Kendall and Aventura.
She has over 10 years of international and national experience in marketing, management and business development. Ms. Alarcon previously led the Latin-American Trade Association for the Mobile Industry and lobbied on behalf of major wireless groups such as BellSouth, Telefonica de España, Telecom Italia and Verizon. With over eight years' experience in the telecom sector, she became a noted telecommunications connoisseur and took part in various programs that made communication possible for millions of Latin-American families. Ms. Alarcon has also led a number of CEO workshops for the wireless industry and has been quoted in several publications relating to wireless communications.
Ms. Alarcon is a member of the Greater Miami Chamber of Commerce and serves on of the membership committee of The Coral Gables Chamber of Commerce. She is also belongs to The Doral Council, CCIM Institute, the Next in Line organization, the Brickell Area Association and is a member of the Executive Committee for the Special Olympics Florida organization.
